2. Services Provided
Trio Roofers provides professional roofing services including but not limited to:
- Residential and commercial roofing installation and replacement
- Emergency roof repair services (24/7 availability)
- Roof maintenance and inspections
- Leak detection and repair
- All roofing materials (asphalt shingles, tile, metal, TPO, etc.)
- Skylight installation and fascia board repair
- New construction roofing
- Storm damage assessment and repair
All services are performed in accordance with California state regulations and building codes.
3. Service Agreements and Estimates
3.1 Free Estimates
We provide free, no-obligation estimates for roofing projects. Estimates are valid for 30 days from the date of issue unless otherwise specified.
3.2 Written Contracts
All roofing projects require a written contract signed by both parties. The contract will include:
- Detailed scope of work
- Materials to be used (brand, type, and specifications)
- Project timeline and completion date
- Total cost and payment schedule
- Warranty information
- Insurance and licensing details
3.3 Changes to Scope of Work
Any changes to the agreed-upon scope of work must be documented in writing and signed by both parties. Additional charges may apply for work beyond the original contract.
3.4 Right to Inspect
Upon discovery of unforeseen conditions (such as concealed wood rot, structural damage, or code violations), we reserve the right to pause work and notify you immediately. We will provide a revised estimate for any additional work required.
4. Payment Terms
4.1 Payment Schedule
Payment terms will be outlined in your service contract. Typical payment structure includes:
- Deposit: Paid upon contract signing (amount specified in contract)
- Progress payments: As outlined in contract for larger projects
- Final payment: Due upon completion and your satisfaction with the work
4.2 Accepted Payment Methods
We accept cash, check, credit cards, and financing options through approved partners.
4.3 Late Payments
Accounts not paid within 30 days of invoice date may be subject to a late fee of 1.5% per month (18% annually) or the maximum rate allowed by California law, whichever is less.
4.4 Liens
In the event of non-payment, we reserve the right to file a mechanic's lien against your property in accordance with California law.
5. Warranties and Guarantees
5.1 Workmanship Warranty
We provide a workmanship warranty of up to 15 years on completed projects, as specified in your contract. This warranty covers defects in our installation and labor.
5.2 Manufacturer Warranties
Roofing materials come with separate manufacturer warranties. We will provide you with all applicable manufacturer warranty documentation.
5.3 Warranty Limitations
Our warranty does not cover:
- Damage caused by acts of God (severe weather events, earthquakes, etc.)
- Damage resulting from lack of proper maintenance
- Damage caused by subsequent alterations or repairs by others
- Normal wear and tear
- Issues arising from structural defects in the building
- Damage caused by foot traffic or impact
5.4 Warranty Service
To maintain warranty coverage, you must:
- Report any issues in writing within 30 days of discovery
- Allow us reasonable opportunity to inspect and repair
- Maintain your roof according to our care guidelines
6. Client Responsibilities
6.1 Property Access
You agree to provide clear and safe access to your property during the project. This includes:
- Removing vehicles from driveways and work areas
- Securing pets
- Informing household members of the work schedule
- Providing access to electrical outlets and water if needed
6.2 Property Protection
While we take every precaution to protect your property, you are responsible for:
- Moving fragile items from areas near the work zone
- Removing wall hangings that may be affected by vibrations
- Protecting landscaping elements you wish to preserve
6.3 Permits and HOA Approval
When required, we will obtain necessary building permits. However, if your property is subject to HOA regulations, you are responsible for obtaining HOA approval before work begins.
7. Insurance and Liability
7.1 Our Insurance
Trio Roofers maintains:
- General liability insurance
- Workers' compensation insurance for all employees
- Contractor's license bond as required by California law
Proof of insurance is available upon request.
7.2 Limitation of Liability
Our liability for any claim arising from our services shall not exceed the total amount paid for the specific project. We are not liable for:
- Indirect, incidental, or consequential damages
- Damage to property not directly related to our work
- Loss of use or loss of income
- Issues discovered but not contracted to repair
8. Emergency Services
8.1 24/7 Availability
We provide 24/7 emergency roofing services throughout the Bay Area. Emergency service rates may differ from standard rates due to immediate response requirements and after-hours scheduling.
8.2 Temporary Repairs
Emergency services may include temporary protective measures (tarping, etc.) to prevent further damage until permanent repairs can be completed.
8.3 Insurance Claims
We will work directly with your insurance company and provide necessary documentation for claims. However, payment remains your responsibility regardless of insurance coverage.
9. Cancellation and Rescheduling
9.1 Client Cancellation
You may cancel a project before work begins. Cancellation terms:
- More than 7 days before start: Full refund of deposit minus $250 administrative fee
- 3-7 days before start: 50% of deposit retained
- Less than 3 days or after work begins: Deposit may be forfeited, plus charges for work completed and materials ordered
9.2 Weather Delays
Roofing work is weather-dependent. We reserve the right to reschedule work due to unsafe weather conditions at no penalty to either party.
9.3 Our Right to Cancel
We reserve the right to cancel or refuse service if:
- Unsafe working conditions exist
- Client fails to meet payment obligations
- Client behavior is threatening or abusive to our staff
- Required permits cannot be obtained
10. Website Use and Intellectual Property
10.1 Website Access
